What is included in my rent?Your apartment comes fully-furnished including all utilities, washer and dryer and a flat screen TV in your living room. Oso Verde pays your utilities such as; electricity, water, sewer, internet service and cable TV. There is a cap on electricity of $30 per person, so if your electric bill in a 5 bedroom is higher than $150 then the excess will be split equally and billed back to residents.

How do I get started?First, you'll need to complete the rental application and have your guarantor complete the guarantor form. Drop off or email your forms to office@osoverdewaco.com. After you have chosen a floor plan and bed space, we will create a lease for you to read, initial and sign in all required spots. We require the security deposit (equal to one month's rent) at the time of signing.

What type of security is offered?Oso Verde is a gated community. We furnish intrusion alarms in each apartment. Residents may elect to have their alarms monitored through the security company; otherwise the alarms are audible only. For the convenience of our residents we may have the gates open during peak times of the day and for special occasions. We also have a courtesy officer who lives onsite and a property manager who lives on site as well. Gates will always be closed after business hours.

How is your property different from the competition?Oso Verde is the only apartment community in Waco designed for students that is gated, has private garages and is on the Baylor shuttle route. We have 10ft ceiling heights, waterfall shower heads, private gated backyards, a free tanning bed, dog park, study room, game room, fitness center, basketball court, volleyball court, 9 hole mini golf course, fully furnished apartments with full size washer & dryer, stainless appliances, beds with headboards and much more.

What happens after I move in I don't like my roommate?Oso Verde allows residents to select their own roommates. We want you to enjoy your experience so we will try to accommodate a better space for you if necessary. We understand that you are in a new environment and adjusting to a new home away from home with new personalities and lifestyles. Use your experience to learn and explore your differences. Having a roommate requires being courteous, cordial, and respecting each other's space and privacy. While you are essentially here for school, you may end up making a new lifelong friend.

Can I rent just a bedroom? Do you have roommate matching?Yes, however we prefer you bring your friends along with you. If you don't have roommates, we will try to match you up based on personal preferences, and lease terms.

How do I pay my rent and when is it due?Rent is due before or on the first day of move in. We accept personal check, money order or cashier's check. You can also setup an online account with us once your name has been placed in our system. You have the option to pay manually each month or you can set recurring payments for the entire lease term.

Do you allow pets?Oso Verde loves pets! We allow both dogs and cats. Please ask one of our team members about our pet friendly buildings and our pet restrictions. There is a small monthly fee of $25 for pet rent and a $300 non-refundable pet fee.

What if I need to break my lease or don't return for the spring or summer semesters?Our leases are 12 installment leases. However, we do understand that sometimes your plan changes. If this happens please visit our leasing office for details on the rental process and an update on the Oso Verde availability at that time.

When do I get my security deposit back?If you paid a security deposit this amount would be refunded 45 days after your move out assuming there are no charges due on your account at move out.

What if I need Maintenance in my bedroom or apartment?Any maintenance EMERGENCY should be called in immediately so that we can give you our direct attention. Routine maintenance requests can be placed via the following methods:
Visit the leasing office in person during business hours
Call the leasing office and one of our team members will enter the request for you
Place your request online at www.OsoVerdeWaco.com under the "I Live Here" tab -
What furniture is provided?Oso Verde is fully furnished with a 50" flat screen SMART TV in the living room, sofa, side chair, coffee table, end table dining table and chairs. Each bedroom comes with a full size extra-long bed, dresser with 4 drawers, desk and desk chair. The apartment also comes with a full sized washer and dryer, refrigerator, oven, range, microwave, dishwasher and disposal.

Do I have to have renter's insurance before I move-in?We strongly recommend that you have renter's insurance. Some students are able to add their apartment to their guarantor's current policy. If you need assistance with obtaining renter's insurance we suggest www.eRenterPlan.com.

What if I'm ready to sign a lease but I don't have the rest of my roommates?You can sign a lease but the exact apartment number may not be selected until the rest of your roommates are known. We can help you find roommates, just ask us how.

How do I receive mail and packages?Residents received USPS delivery to their designated mailboxes. Should you receive an oversized package or a UPS or Fedex delivery those services will deliver to your door. Oversized packages from USPS will be delivered to the leasing office and can be picked up during office hours. We suggest that you advise all delivery services to take your packages to the leasing office if you are not home at the time of delivery. Our staff will gladly accept the package for you and you can come pick your package up at your convenience.

What type of parking is available at your community?Oso Verde has free parking for our residents. We also offer several types of reserved spaces for an additional fee. We have private garages, covered parking spots and open reserved spaces available. Visitor and Guest parking is available near the office and clubhouse. See the leasing office for details.

What do I need to bring to my new apartment?Packing for your new home will be so much easier in your furnished apartment. We suggest linens, kitchen dishes and any cooking supplies, bathroom and cleaning supplies, decorations, and of course your clothes and books.

Do you have extra storage?Most students find enough room to store personal belongings in their bedroom closet, bed storage, or hall closet. However, if you require additional off-site storage, we have detached garages or storage spaces available to rent for $80/mo.

Can I pay rent in advance? (Like 1 year up front)YES. Many students pay for the lease term at move in.

Can I make additions or alterations to the apartment?While we do not allow permanent alterations, we welcome your personal touches in your apartment. We ask that our residents use such hangers as removable hanging strips or super hooks. Should a resident require touch up paint in the apartment, we ask that you speak to maintenance about our colors.

Are there emergency services nearby? (hospitals, police dept., etc.)Oso Verde is conveniently located near both non-emergency and emergency services.

What if I cancel before moving in?Our team will work with you through the leasing process to ensure that you understand the documents you are signing. At the point that you sign a lease this is a binding contract. However, we do understand that life brings change sometimes and if this happens please visit the leasing office for information on our availability and the rental process.

What happens if I am placed on a wait list?The best leasing incentives are early in the leasing season. At this time you will most likely be placed on a waitlist. This is standard procedure and there is no need to worry. We want to allow our current resident an opportunity to renew. Once we have given them this chance, we begin placing new residents in available apartments usually in mid-December.

Can furniture, packages, etc. be delivered before getting keys?Oso Verde gladly accepts small/medium packages under 15 pounds up to 30 days before move in. Other packages or a large number of packages should be scheduled after move in day.

What if I need special accommodations?Please see one of our managers if you require special accommodations.

Is it a requirement that parents be guarantors on leases for college students?No. A student may qualify on their own. If a resident needs help qualifying, the guarantor may be a parent, friend, or any other qualified applicant.

How much income do I need to qualify?To qualify for an apartment the resident must make three (3) times the rent -or- secure a qualified guarantor.

What is your smoking policy?Oso Verde is a smoke free property. All apartments and community amenities are smoke-free facilities.

What must I bring with me to tour an apartment?A driver's license or Student ID.

There is a person who might be staying with me for a while, is that permitted by the lease?No, only those approved on the lease are allowed to stay.
